Home air conditioning in Maidstone

We fit home air conditioning in houses and flats in Maidstone and across mid Kent, most often for bedrooms, loft conversions, living rooms and home offices. A quiet wall-mounted unit keeps one room comfortable through a heatwave, helps you sleep and, with most modern models, heats the same room in winter.

Which room to do first

If you can only do one room, do the one that stops you sleeping. Bedrooms hold the day's heat and top floors and loft rooms get the worst of it, because warm air rises and the roof takes the sun. South and west-facing rooms with large windows come next. A home office is worth doing when the computers and screens add their own heat through the working day.

Leaving the door to a landing open will not cool the rest of the house to any useful degree. One unit looks after one room, and if you want several rooms a multi-split system usually makes more sense than several separate systems.

How quiet is a bedroom unit?

Check two figures on any quote: the indoor sound level at the lowest fan speed, because that is what you hear at night, and the sound power of the outdoor unit, because that is what your neighbour hears. The spot matters as much as the model. We keep the indoor unit from blowing straight at the bed, and we place the outdoor unit away from bedroom windows, including next door's.

Flats and leasehold homes

A flat has two extra hurdles. Most leases treat the outside walls as the freeholder's, so ask for written consent before booking. The planning rules are also tighter: in a block of flats, only one outdoor unit is permitted development and it can be no larger than 0.6 cubic metres. Your managing agent is the first person to ask. If the block has a balcony or a flat roof, we can look at whether it would work as a position for the outdoor unit.

Renting, new builds and older houses

Tenants need the landlord's written agreement before anything is fixed to a wall. On a new-build estate, read the covenants and any planning conditions first, as they can restrict outdoor units. In a period house, thick walls and small rooms change the sizing and the pipe route, and a listed building needs consent before any work starts. Our planning guide covers the rules in Maidstone's conservation areas.

What affects the price of home air conditioning

One unit in a room with an outside wall, close to where the outdoor unit can go, is the straightforward case. Costs rise with a longer pipe run, an outdoor unit that has to be reached at height, a consumer unit with no space, or more rooms. See what air conditioning costs, and what size you need for each room.

Common questions

Can one unit cool the whole house?

No. A wall-mounted unit serves the room it is in, with some spill into an open-plan space next to it. For several rooms, look at a multi-split.

Is air conditioning bad for allergies?

Indoor units have filters that catch dust, and they lower humidity as they cool. The filters need regular cleaning to keep doing that. See servicing.

Should I leave it on all night?

You can. Modern units slow down rather than switching on and off, and most have a quiet night setting. Set a sensible temperature rather than the lowest one.

Does it use a lot of electricity?

Less than people fear. A system moves heat rather than making it, so it needs far less electricity than the cooling it delivers. Our cost guide shows the sums.
